Important issues to clarify regarding housing renovation grants I.

As we mentioned earlier, the home renovation grant can also be claimed for kitchen renovations. We would now like to answer a few questions that are of interest to many people and which may not be entirely clear from the call for applications.

Is the grant available for newly purchased property as well?

One of the basic conditions for the home renovation grant is that, if the family has owned the property for a long time, both the parents and the child(ren) must have been living in the property in question for at least one year at the time of application. Naturally, the residency requirement for children does not apply to those under one year of age.

If a person purchases a property during the period of eligibility for the subsidy, the one-year residency requirement does not apply to them. However, at the time of application, it is important that the parents and children have their registered permanent address at this address. A basic condition, however, is that in the case of a property for which support has already been claimed, this cannot be repeated. An exception to this rule applies if, at the time of the application, the previous applicant has fully disposed of their existing share of ownership. It is definitely worth checking this before purchasing a property.

 

Can a home savings scheme (LTP) be used to receive an advance on a home renovation grant?

The same invoices that are submitted when applying for the home renovation grant can also be submitted for the LTP. This means that the renovation grant can also be advanced through the LTP. For LTPs taken out before October 2018, a 30 per cent government subsidy is available, followed later by the 50% home renovation grant for the work carried out. This is therefore a fantastic opportunity for all those who previously chose this form of saving.

 

If the contractor also supplies the materials, is the grant still available?

Of course, the 50% grant applies in this case too, but it is important to note that the proportions remain unchanged. In the case of a hypothetical renovation costing 6 million forints, half of the maximum amount of 3 million forints that can be claimed – that is, 1.5 million forints – may be allocated to material costs, and a maximum of 1.5 million forints to labour costs. The submitted summary invoices must list the items relating to material costs and labour costs separately and in detail. The contract with the contractor must also set out in detail the design, construction and installation work relating to the renovation – as the contractor’s fee – and the cost of materials.
